Lynne Swarbrick chose Geobear to stabilize her West Yorkshire home after discovering foundation cracks caused by differing foundation types. Despite being the most expensive option, Geobear’s geologist-led assessment provided the trust she needed. The team completed the chemical infilling in just two days, avoiding the months of disruption required by traditional excavation.

The interview

What initial problems did you notice with your property?

I noticed a crack in one of the outside walls and also internally on an upstairs wall—I noted there was a crack in the plaster. And I was concerned about what it was, really. I've got no trees and there was no water, so we didn't know why it had this problem.

What did the structural engineer discover during the investigation?

It's a very old house and there's a cellar underneath the majority of the house, but the kitchen is on different foundations. They decided it was probably cracked because the house had been built on different types of foundations and where the basement finishes, that's where the cracks had presented.

What were your concerns regarding traditional repair methods?

He said you might have to have the kitchen out and the wall knocked down and driveway dug up and I thought, 'Oh no, it's going to be months, really, is this.' I thought, probably, I won't be able to sell it or nobody will be able to get a mortgage if there's problems with the foundation, so it was quite worrying.

Why did you choose Geobear over other companies?

Geobear did come out the most expensive, to be honest. But I just felt when David Townsend, the engineer, came out, he just seemed very thorough. He was a geologist and took a lot of interest and care, measuring carefully and wasn't pushy. Some of the other people I saw were quite pushing the sales of it, really.

How was your experience with the Geobear onsite team?

The workmen that came were professional, too. I just think they explained things, they were very polite. They were there to do a job and did the job in difficult circumstances. They told me at each stage what was happening, like checking the drains or coming in to see the cracks in the kitchen to make sure.

How long did the actual work take to complete?

They just explained things, really, throughout the whole couple of days that they were there.

Frequently asked

Is Geobear more expensive than other foundation repair companies?

Lynne Swarbrick noted that Geobear 'did come out the most expensive' compared to other quotes. However, she chose them because their engineer, David Townsend, provided a thorough, professional geological assessment rather than a high-pressure sales pitch.

Can I use insurance to pay for Geobear foundation repairs?

Lynne attempted to claim on her insurance, but after several months, they informed her the issue was not a 'usual type of subsidence' and was not covered. She expressed regret over involving insurance companies due to the stress and delays involved.

How long does the Geobear foundation repair process take?

While traditional methods like knocking down walls and digging up driveways were estimated to take months, Geobear completed the work at Lynne's property in just a couple of days.

Full transcript

Before hiring Geobear I noticed a crack in one of the outside walls and also internally on an upstairs wall - I noted there was a crack in the plaster. And I was concerned about what it was, really. So, I asked the structural engineer to come and give me some idea what it was and he recommended we did further investigations, really, to see what the problem was. Because I've got no trees and there was no water. We didn't know why why it had this problem. But it's a very old house and there's a cellar underneath the majority of the house. But in this kitchen that's sort of built out - although it was built at the same time of the house - it's on different foundations. So, after a lot of investigation and looking at the soil, etcetera, they decided that it was probably cracked because the house had been built on different types of foundations and where the cellar is - where the basement finishes - that's where the cracks had presented. So, under half - sort of, half my kitchen, it required Geobear to do the chemical infilling. My name is Lynne Swarbrick and I'm in Brick House, West Yorkshire in the UK. Well, he said you might have to have the kitchen out and the wall knocked down and driveway dug up and I thought, "Oh no, it's going to be months, really, is this." And unfortunately my husband had just died, so I was, like, stressed anyway. It's a big house and I'm on my own now. So, it's thinking about if I wanted to sell the house. I thought, probably, I won't be able to sell it or nobody will be able to get a mortgage if there's problems with the foundation, so it was quite worrying. I felt I was sort of stuck, really. After another structural engineer, another report, I did try and claim on insurance but they told me it wasn't usual type of subsidence so it wasn't covered in my policy. And that took several months, really, trying to get that answer from them. I wish I'd just gone to Geobear and just not involved the insurance companies because I found that quite a stressful process. Geobear did come out the most expensive, to be honest. But I just felt when they - I think it was somebody called David Townhend. He seemed to be the engineer that came out to look at my house. He just seemed very thorough and I said to him, "What's your background?" He said, "Oh, I were a geologist." And he went down into my basement. He said, "Oh, I love basements." He just took a lot of interest and a lot of care and he measured very carefully and wasn't pushy. Some of the other people that I saw I felt they were quite pushing the sales of it, really. More "salesman" than this David. It felt like he was professional, really. Giving a professional opinion. So, it was like,I just felt trusting him really and what he told me so that's why I decided to go with Geobear. I recommend Geobear because they were professional. The workmen that came were professional, too. I just think they explained things, they were very polite. They were there to do a job. They did the job in difficult circumstances. They told me at each stage what was happening - "oh, we're just checking the drains now" or "is it okay to come in to see the cracks in the kitchen to make sure?" or whatever so it was... they just explained things, really, throughout the whole couple of days that they were there. It just felt - I don't know, when I'd had somebody from the another company, I just felt oh, it feels like - which he probably was a salesman and he was probably good at it and he was very polite but I just felt that this David Townsend, they called him, I just felt that he took time to look at everything, He didn't miss anything. He was looking at drains, he was looking at gutters, he was walking around the house, he was taking notes. And then sort of explained to me what would happen in the process. Yeah, it - it felt like it was, as I said, just understandable, you know. it wasn't using language I couldn't understand, "Oh, bless you."
