Can you introduce yourself and your background?

My name is Marla Nicholson. I am a resident of Georgia, and I'm an attorney.

How long have you worked with Shannon at Elements Real Estate Atlanta?

I've worked with Shannon for many years. It's definitely in excess of five, maybe around the decade mark by now.

How did you first find the agency and why did you choose them?

If memory serves, it was really just me doing a search for local agents in the area, and she was one of a couple who I'd interviewed. She just seemed very conscientious. She was super responsive, and I just enjoyed having the initial conversation and figured that we'd have an easy working relationship.

What was your experience with your first transaction together?

We started off with just one property. After the closing of that transaction and then it having gone super smoothly, it was like a no-brainer for me to continue to work with her. My only other transaction with a different agent in Marietta did not go as smoothly, so it was clear I wasn't going to work with that fellow again.

What specific qualities make this agency different from others?

For me, it's very important that there's responsiveness and that I have a firm understanding of where we are at all times. She was able to just cut through all of the emotion and noise that is inherent with these deals. She kept me from that, but at the same time, I felt like there was a good level of transparency where I felt like I knew the status of things and things seemed to be on track.

Can you describe a specific success story from a recent deal?

On this last deal that we did for a personal home of mine, it was nothing short of amazing. We closed that deal in less than a month. I remember texting her a link to a property; the seller had a number of hurdles, but she was able to tick and tie on all fronts. We secured an appointment the very next day, and it went incredibly smoothly despite a last-minute rental agreement the seller needed.

I would have no hesitation and would recommend her wholeheartedly. She has always been someone who has made things much better than what they would have been had I not had an agent involved. She is able to navigate a deal from start to finish and really make things shorten time frames.

Alright. My name is Marlon Nicholson. Nicholson. I am a resident of Georgia, and I'm an attorney. Gosh. I mean, this has taken aback because I've worked with Shannon for many years. It's definitely in excess of five, maybe around the decade mark by now. And if memory serves, it was really just me doing a search, for local agents in the area, and she was one of a couple who I'd interviewed. And she just seemed very conscientious. She was super responsive, and I just enjoyed, you know, working with her, or having the con the initial conversation and and figured that we'd have a, you know, an easy working relationship. So we started off with with just one property. And, after the closing of that transaction and then it having gone super smoothly, it was, like, a no brainer for me to continue to work with her. So I hadn't when I when I she and I started working together. I'd only had one other transaction under my belt from a personal perspective. At that point, I had worked with just one other agent in the Marietta area for my then primary home, and that transaction did not go as smoothly as I wanted it to go, so it was clear it was not gonna work with that fellow again. Although it it was on balance a success because we closed. But with her, it was a very different experience from from start to finish. And so, yeah. I mean, it it it goes back to just for me, it's very important that, you know, there's, like I said, the responsiveness, that I have a firm sort of understanding of where we are at all times. Usually, and I think that this is more likely on, like, when you're going to to purchase a home that you're you plan to live in, there tends to be a little bit more emotion in those deals for whatever reason. And, she was able to just cut through all of that. And, a lot of the noise that I think is inherent with these deals, she kept me from that, but at the same time I felt like there was a good level of transparency where I felt like I knew the status of things and and things seemed to be on track, and she never was a bottleneck. So that those are just important aspects for me, and and that's the reason why, she was always my first to call when when I was looking to get another another property under the belt. Yeah. So I'd say, especially on this last deal that we did, this was for personal home of mine. Was just nothing short of amazing. We closed that deal in less than a month. And from I mean, it was I I remember vividly. This was, like, about four years ago. I I remember texting her and and and sending her a link to this property that I wanted to take a look at. And the seller had a number of hurdles that they had, you know, interested parties jumped through. She was able to, you know, tick and tie on all the fronts needed. I think we secured an appointment the very next day, and and it just went so incredibly smoothly. There there were a a number of nuances to that deal. You know, there was a last minute introduction of a of the the seller needing to get a a rental agreement in place and a number of different things. And she was just she couldn't have been better on that transaction. She really couldn't have. And it's funny because this was like maybe six months ago or so. I was just thinking about it and reached out to her to to thank her again for for her help because, I mean, I think there are a lot of agents in the market that really aren't worth, you know, me me engaging. I I just don't think that they know really what they're doing, and I don't know if it's and I don't think it's necessarily that they were just new. I just think a lot of agents, unfortunately, based on my personal experience, ended up being more hassle than what they were worth in terms of getting involved. But she has always been someone who, has made things much better than what they would have been had I not had an agent involved. So Yeah. I I I would say no reservations whatsoever, on her from, you know, in terms of her ability to to navigate a deal from start to finish and really, you know, make things shorten time frames, quite frankly, which I think in in in in certain markets is incredibly important. And, just to make things seamless, I mean, I would I I would have no rec no hesitation and would recommend her wholeheartedly. So I would need to see it first. Mhmm. Sure.
