The interview

What would you say to someone on the fence about hiring RSH Engineering?

I would say, have no reservations. I, without any hesitation, will recommend RSH Engineering to any family who is looking to purchase a home or build a home. His level of detail technology to make sure that everything is up to code. His work is impeccable and I would recommend him to anyone and everyone.

Can you introduce yourself and your situation?

My name is Christopher Jacob. I recently just moved to McKinney, Texas with my family from Gainesville, Florida. Me and my wife are both physicians, and we just both got job contracts here in Dallas, Texas.

Why did you decide to hire a structural engineer for your home purchase?

I looked into hiring an engineer, specifically Mathew, because we were buying a home, an older home that was built in 2005, and just wanted to make sure things were structurally okay before making such a big investment.

Were you concerned about the cost of the engineering services?

In terms of the price, I knew that it was going to be a little pricey just because, it's going to be very thorough. My family has used Mathew before, so I was aware of the price that it would take and the thoroughness of his report. So there wasn't any hesitancy. I wanted to make sure I got the right person for the right job.

How did hiring Mathew Joseph benefit your home purchase process?

He was able to identify multiple issues that even the original builder was not aware of, and it helped us negotiate a better price for the home. But then also the owners were unaware of the issues and they took steps to help remedy the situation. For example, found out that the roof was made using utility lumber, so they were able to assess the house still under warranty. They were able to get the manufacturer to come out and reinstall the proper support for the roof so that it wouldn't have any cave-ins or any further damages potentially in the future.

What other specific issues did the inspection uncover?

There's many more, such as water pressure we found out wasn't working well, and so they ended up replacing the water heaters. So there's all these little things that we would have never noticed otherwise if we had not hired an engineer.

How did you use the report to communicate with the sellers?

With Mathew's coaching, he generates a detailed report that tells you all the issues that are wrong with the house and he lists the specific building code violations. He referenced the city and building code violations. And so with that report, we were able to leverage to the sellers that these are certain issues that have to be addressed before we even continue on with the house.

What was the quality and depth of the final report?

Having that wealth of knowledge and his attention to detail was, bar none, probably the most I've ever seen. It was almost a 40-page report with pictures and arrows. He gave a summary of how much it would cost on the low end, high end to fix all these issues, and we were able to use that to help us get a better price for the home.

How did the service differ from a standard home inspection?

So what I thought I was getting was a home inspection, but in reality what I got was an overview of the house and the structural integrity of the house, and the surrounding areas to make sure that it was up to code so if there's any issues in the future, we have evidence that these issues were present before at the time of purchase and what the solution is to fix it. Mathew was able to generate not just a list of what was wrong, but then also how to fix the problem.

So Mathew at RSH Engineering is the best at generating a detailed report of the issues that are present within the home. use of technology caught me off surprise because I hadn't seen him use some of those things before. And he was able to use that to show how the foundation was, the condition of the roof. So having that technology at his disposal was amazing, and helped generate a more conclusive report that was detailed, and that we could bring to their attention.
