The interview

What is your professional background and where are you located?

My name is Jules and I am a pharmacist and I work in the sterile compounding industry. I currently live in Denver, Colorado.

What was your experience researching tax liens before joining the program?

I did do a ton of research myself before choosing this. I pretty much acquainted myself with what tax liens are, deeds are. It is easy as a breakdown, but once you get into the nitty-gritty details, you can lose a lot of money if you do something wrong. So, that's where I decided to go with that mentorship program.

How was your experience with the coaching sessions?

I do highly recommend the one-on-one coaching once a week. I think that was plenty to get me rolling. And if you are really invested, that coach is going to be with you for a long time, not just those sessions alone. So, if they're seeing you grow—which they love—then it inspires you to just keep doing what you want to do.

How quickly did you see results and what have you purchased?

I bought my first tax lien within a few weeks. We personally started in Florida. And I purchased about five tax liens, which became into deeds.

How did you fund your first investments?

Initially I bought my tax lien with my brother's investment money. And then later down the road, I did buy my own tax lien at an auction with my own money my 401k.

What would you say to someone who is on the fence about this program?

If you're on the fence, and you're curious about liens and deeds, just do it. It's very interesting. It's a different type of real estate investing. If you're not into real estate purchasing because you're like, 'I don't have $500,000 to drop on a house,' then this is pretty much one of the ways you can get into real estate investing.

Frequently asked

Is tax lien investing too competitive for new investors?

Jules noted that while there is competition, the sheer volume of properties and lots available across the country is 'mind-blowing.' She found that by scrolling through hundreds of pages of listings, there are ample opportunities for those willing to do the work.

Can I learn tax lien investing on my own without a coach?

Jules attempted to research tax liens and deeds independently but realized that while the basics seem easy, the 'nitty-gritty details' carry a high risk of losing money. She chose the mentorship program to avoid beginner mistakes and ensure professional success.

Do I need a large amount of capital to start real estate investing?

No, Jules highlighted this as a primary benefit for those who don't have $500,000 to drop on a house. She was able to start by purchasing individual tax liens using her brother's investment money and later her own 401k.
