Joshua Day worked with Don & Cyndi Shurts of Keller Williams to purchase a Dayton home while living in California. The interview

How did you first get connected with Don and Cyndi Shurts?

We were moving across country from California to Ohio and our realtor worked with Keller Williams out in California and connected us with the branch out here. And that's how we got connected with Don and Cyndi.

What were your specific goals and challenges during this move?

Our goal was to sell our house out in California and buy a house here. We had some extra circumstances of it being towards the end of 2020 with COVID. We're really appreciative of everything Don and Cyndi did during that time, making it a seamless process.

How did this experience compare to your previous home buying experience?

This was our second time buying a house, and before it seemed as though it was all up to us. The realtors weren't really helping us pick the right house; they were just the facilitator. They didn't offer much advice or knowledge. With Don and Cyndi, they sat down with us in the beginning to get our ideas of what we needed, what kind of neighborhoods we were looking at, and what kind of schools.

How did they assist you while you were still living in California?

They did a lot to help us being geographically separated. Don would Zoom call us, FaceTime us through all the visits of the different houses. We would look through our own listings as a baseline, but then Don and Cyndi went and did more research and kept providing us with more and more listings of potential options.

Can you describe how Don helped you select the right property?

Don really took care of us when going through houses. We'd decide 'this one's it' and he'd be like, 'actually, zoom in on things like—I don't think this is actually what you want. Look at this. Look at this.' And we saw things that we didn't initially see. It was actually his idea to look at the house that we bought. We were looking at a previous house and Don said, 'no, this is actually not what you want. But in the same neighborhood, there's this house.' We looked at it and we're like, 'that's it.'

What specific strategies did they use during the offer and closing process?

Don was really good with the offer and making sure our offer was top of the list. It was Don's idea to put the offer contingent on them canceling the open house the next day. Had that happened, the price probably would have gone up and we wouldn't have had as great a deal. They also worked it so Mikka would be able to sign all the paperwork when we didn't know if I would be in town yet.

How did they handle the delay with your California home sale?

Our house in California was taking much longer to close and we couldn't buy this house until that house closed. We were displaced for a little bit. Don worked with the sellers and convinced them to let us move into the house. We lived here for six or seven days before it closed. It was such a blessing; we would have had to live in a hotel for a week otherwise.

Frequently asked

Can I buy a home in Dayton without being physically present for tours?

Yes. Joshua Day successfully purchased his home from California by having Don Shurts conduct FaceTime and Zoom tours. Don provided critical insights by pointing out property flaws that weren't visible on standard listings, ensuring the couple bought the right house.

What happens if my previous home sale is delayed during a relocation?

Don Shurts negotiated with the sellers to allow Joshua and his wife to move into their new home six or seven days before the official closing. This prevented the family from being displaced and having to live in a hotel while waiting for their California house to close.

How do Don and Cyndi Shurts handle competitive offer situations?

Joshua Day noted that Don strategically included a contingency in their offer requiring the sellers to cancel a scheduled open house. This prevented a bidding war, kept the price from escalating, and secured the deal.
