The interview

Who are you and what is your professional background?

My name is Sukhu George. I'm from Denton, Texas. I'm an entrepreneur with real estate investments in commercial and residential. Also, I'm the CEO of Aspen Healthcare, which is a healthcare company.

What led you to seek out a professional engineer like Mathew Joseph?

The need for an engineer came about 12 years ago when I bought my first rental property. It had some foundation issues, and I dealt with some shady people. The work that they did was not up to par. That's when I came in touch with Mathew, who's a PE, a Professional Engineer.

What specific services did Mathew provide for your property?

He came in and he gave me a full analysis of what the property needed and what the type of work it needed to get it up to the city code. Mathew came in and he did everything, from the engineering side to the actual fixing of the foundation.

Why is it important to have a Professional Engineer (PE) involved in foundation work?

The #1 benefit is when a PE stamps the approval before and after fixing it, it changes the perspective of when you're trying to sell the property or even renting it out. The customers, the buyer or the tenant, they'd like to see the foundation issue's been fixed properly and then signed off by a professional engineer.

How does Mathew's approach compare to a standard home inspector?

The engineer brings a different perspective. Mathew is very analytical. Most of the home inspectors, they eyeball the project. They kind of give you a guesstimate. With Mathew, I feel like it's more analytical. I thought I was going to get a home inspection but in all reality, I got a new friend in the real estate business.

What would you say to someone on the fence about hiring an engineering firm?

If on the fence about hiring a reputable engineering firm to analyze your investment, I would definitely say you should do it. When you're talking about an investment of two - three hundred thousand dollars, it's worth to spend that money to make sure that the job is done correctly the first time. You want to know what you're getting into, especially with foundation issues.

Frequently asked

Is it worth the cost to hire a professional engineer for a foundation issue?

Sukhu George notes that when investing $200,000 to $300,000, it is worth spending the money to ensure the job is done correctly the first time. He emphasizes that a PE stamp changes the perspective of buyers and tenants during a sale or lease.

How does an engineering analysis differ from a standard home inspection?

According to Sukhu, most home inspectors 'eyeball' projects and provide guesstimates. In contrast, Mathew Joseph provides a highly analytical, data-driven analysis that gives the investor confidence before spending significant capital.

Can RSH Engineering help with city code compliance?

Yes, Sukhu George confirms that Mathew Joseph provided a full analysis of what his property needed to get it up to city code and managed everything from the engineering side to the actual fixing of the foundation.
