The interview
What is your professional background and experience with property management?
My name is Nick Harrington. I'm a realtor here in the greater Milwaukee area. I think management is one of those things that can so easily get overlooked. I work with a lot of clients that are either buyers or sellers, mostly in the investing space.
How does management impact the long-term value of a real estate investment?
A lot of times investors—especially first time investors—they're looking for the cheapest option that they can go with, not really understanding that paying 2% more is going to save them $50,000, $100,000 later down the road when it comes to selling their house. I've seen a lot of properties in the Milwaukee area that are a result of poor management.
What has your personal experience been working with Ben and Faysal?
Ben is great, Faysal's great. They're responsive, they do what they need to do. I like how I can call Ben and he's going to pick up the phone and he's going to track down answers. Same when it comes to Faysal, who's kind of their day-to-day operations guy. I like how I can connect with them instantly.
How would you describe the quality of their property operations?
They do a phenomenal job of, first off, just maintaining their properties, getting good tenants, finding quality tenants, being timely with repairs, communicating, and understanding the market. I've actually had them personally manage some of my properties as well, and I send clients to them, too.
What role does technology play in their service delivery?
They're also very tech-forward, too, which is great because they've got an awesome portal that I can use as a realtor, or their clients can use, too. It makes it very easy to go in there, click a button, request something from them, and communicate back and forth through there.
What is the overall value proposition of Safe House Property Management?
I just think Safe House brings so much value from a management perspective as far as taking ownership of the property and then making it very turnkey and seamless for the owners. They do a good job as far as making sure that the investment that you're buying is maintained and not declining.
