The interview

Who are you and where did you move to?

Hi, my name is Mark Klancik. And I'm Teresa Klancik. And we live now in Oakwood, and we bought from Don. We moved from Virginia.

Why did you choose to work with Don & Cyndi Shurts?

Our daughter used them as real estate agents, and she and her husband were very impressed on how Don helped them. We had no contacts in Ohio, therefore, no better recommendation than from family members. That's why we went with Don.

What were you looking for in a real estate agent?

We wanted to move near our daughter, and we really did not know the area very well. So we were really looking for someone who was very knowledgeable with the different neighborhoods and cities around the Dayton area, and Don fit right in.

How did Don handle the process while you were still in Virginia?

Don went above and beyond because he actually would go and visit the properties. We weren't present. We were in Virginia, and he would take his phone and show a video of the prospective property. We loved his candor and his commentary on each of the properties. He really helped us whittle down the market pretty quickly to just a handful of houses.

What was Don's approach to the home search and offer process?

He recognized our needs and had a very high ethical standard. We were looking at a house, and he knew it just came on the market, and we really wanted to move on the house. He said, 'Well, let's put in an offer and let's give them until 10:00 PM that night to be able to respond.' I thought usually these things took multiple days. But Don really helped us move on a property that was really the perfect fit for us.

How did Don help you navigate the financial and timing constraints of your move?

We really had kind of a tight timeline. We were selling a property in Virginia, and we wanted the sale of that to be very close to what we would purchase just so we wouldn't have to carry a mortgage. Don understood that and worked within that timeline, which is very stressful.

How did Don help you find the specific neighborhood you ended up in?

It was a very conversational approach. We had stated we're interested in an area that has these amenities. And then as we were driving around, he mentioned, 'Oh, this neighborhood here is like living in Mayberry. People hang out on their porches at night.' And it's like, oh, well, forget the amenities. I think we wanna live there and be part of this community. So he was able to pivot on what we originally wanted to what we really wanted.

Frequently asked

How can I buy a home in Dayton if I live in another state?

Mark and Teresa Klansek managed their move from Virginia by having Don Shurts visit properties in person and provide video tours via his phone. Don provided candor and commentary on each property, allowing them to whittle down the market quickly without being physically present.

Can a real estate agent help with tight closing timelines?

Yes, Don Shurts helped the Klanseks coordinate their purchase with the sale of their Virginia property to avoid carrying two mortgages. He also implemented a strategy to give sellers a 10:00 PM same-day deadline for offers to move quickly on the perfect property.

How do I find the right neighborhood in Dayton without knowing the area?

Don Shurts used a conversational approach to filter the Klanseks' preferences, eventually pivoting them from a list of amenities to a community-focused neighborhood he described as 'living in Mayberry.' His years of experience provided the necessary context for older neighborhoods and local price points.

Honestly, the, with the amount of time that we had, I felt like he was our personal real estate agent. [laughs] I knew he had other clients at the time, but he made us feel like we were truly his only clients at the time. He really got to know us. Yeah. He really got to know us, and followed up even after the sale of the home. [gentle music] Hi, my name is Mark Klancik. And I'm Teresa Klancik. And we live now in Oakwood, and we bought from Don. Our daughter used them as real estate agents, and she and her husband were very impressed on how Don helped them. And we moved from Virginia. We had no contacts in Ohio, therefore, no better recommendation than from family members. That's why we went with Don. Well, we wanted to move near our daughter, and we really did not know the area very well. So we were really looking for someone who was very knowledgeable with the different neighborhoods and cities around the Dayton area, and, uh, Don fit right in. And Don went above and beyond because he actually would go and visit the properties. We weren't present. We were in Virginia, and he would take his phone and show a, a video of the, um, of the prospective property. We loved his little, um, I guess his candor and his commentary on each of the properties. He really helped us whittle down the market pretty quickly to just a handful of houses. Don was a, a very easy person to be around, very personable. Uh, he recognized our needs. Also at a very high ethical standard. He did not want to go out and show us pictures of a house without us seeing it in person, so we really appreciated that. Mm-hmm. We were looking at a house, and he knew it just came on the market, and we really wanted to move on the house. And we were just kind of not sure about the timelines, and he said, "Well, let's put in an offer," and it was near the end of the day, "and let's give them until 10:00 PM that night to be able to respond." It's like we never even thought of that was, even though it was a possibility. I thought usually these things took multiple days. But Don really helped us move on a property that was really the one that was perfect fit for us. I got the feeling that his ambition was more in our best interest, rather than just getting the sale done. We really had kind of a tight timeline. We were selling a property in Virginia, and we wanted the sale of that to be very close to what we would purchase. I mean, I'll be honest, just so we wouldn't have to carry a mortgage. Mm-hmm. And Don understood that, so to be aware of that timeline and work within that, 'cause it's, I mean, it's very stressful. It, it, a lot of it's out of our control, especially if we're selling a property. He really read us. It was a very conversational, um, approach, and just kind of, you know, kept on asking what do we like and what we didn't like. And so by using that filter mechanism, he was able to help zoom in on the, on a perfect property for us. When we had the initial interview with them, we had stated we're interested in an area that has these amenities. And then as we were driving around, we passed a neighborhood and he mentioned, "Oh, this neighborhood here is like living in Mayberry. People hang out on their porches at night." And it's like, oh, well, forget the amenities. I think we wanna live there and be part of this community. And so he was able to pivot on what we originally wanted to what we really wanted, and just guided us and, and by the end we were very focused, and so that's what he did for us. He was also extremely helpful in realizing what is the price points. We didn't know this market. We were familiar with northern Virginia, and so Don really provided some of that context and nuance to this older neighborhood that we found here. That all comes from experience. You don't find that in just any real estate agent who hasn't had years and years of exposure and, um, a lot of reps doing this. So if you're thinking about working with Don and Cindy, you gotta realize that these are two, uh, real estate agents that are gonna really work hard for you. They are gonna make sure that they will find the right neighborhood and the right home for you. They will use their massive amounts of resources and people that they have to be able to, uh, make that happen. Don was tireless in being able to find a great home for us, and we very much appreciate him. We would highly recommend him to any of our friends.
